Large-format homes such as Executive Maisonettes (EM), Jumbo HDB flats, and penthouses are often assumed to be easier to design because they offer more space. In reality, these homes are far more demanding than standard layouts.

A successful Executive Maisonette renovation or Jumbo HDB renovation requires far more than decorative finishes. These homes demand careful spatial planning, zoning, circulation control, and proper understanding of scale.

1. Big Space Amplifies Bad Planning

This is one of the biggest challenges in Executive Maisonette renovation projects and Jumbo HDB interior design.

In small homes, mistakes are hidden. In large homes, mistakes are amplified.

Poor circulation creates:

  • Dead zones

  • Awkward transitions

  • Spaces that feel empty yet cluttered

More space requires better hierarchy, not more features.

2. Split Levels and Voids Can Become Design Challenges

For many penthouse interior design projects in Singapore, proper space planning becomes even more critical because oversized layouts can quickly feel disconnected if not designed cohesively.

Executive Maisonettes (EM) and penthouses often include:

  • Staircases

  • Voids

  • Split-level layouts

These elements:

  • Affect lighting

  • Affect acoustics

  • Affect air circulation

Without proper planning, they become liabilities instead of features.

3. Furniture Planning Is Critical in Large-Format Homes

In many Jumbo HDB renovation projects, furniture planning becomes just as important as carpentry layout.

Large homes fail when:

  • Furniture is undersized

  • Zones are undefined

  • Spaces lack purpose

A big living room without intention feels cold, not luxurious.

4. Structural and HDB Constraints Still Apply

Even in large resale units:

  • Structural walls remain there

  • Floor load limits exist

  • HDB guidelines restrict changes

Ignoring these leads to costly redesigns mid way through the project.
